What your MIAMI license requires of your website

If you are a member of the MIAMI Association of REALTORS, your IDX and VOW license makes you and your broker responsible for what appears on your site, not your web developer. Most agents never read it. Here is what it says, clause by clause, and how each rule is built into the theme rather than left as something to remember.

Forward any takedown notice to MIAMI within twenty-four hours A documented runbook step. It is a human obligation and we do not pretend software performs it.
Photographs are licensed content, for IDX display only Listing media is never reused in marketing, never screenshotted into a portfolio, and never republished outside the site it is licensed for.
On termination, remove and destroy copies including backups within ten days Why the export you receive when you leave contains your pages, your posts and your own photography, and not the MLS listings. That is not us withholding something; it is the license.

What a MIAMI build looks like

  1. You confirm membership and your broker agrees to sign

    The agreement names the Designated REALTOR or Broker as a party, jointly and severally liable with you. Nothing starts until they are willing.

  2. The application goes in under your name

    Your membership, your brokerage, your declared domain. The feed is yours from the first form, not sublicensed to you from ours.

  3. We build while the board reviews

    The site does not wait on the feed. Pages, content and structure are built in parallel, so approval day is a switch rather than a start.

  4. Listings switch on and the clock is met

    Thirteen business days from a complete activation, in the contract, with a capped remedy if we miss it for a reason that is ours. Board approval is explicitly not one of those reasons, because it is not ours to control.

Why we are starting with MIAMI

Because it is the market we are in, and because the data economics are unusually good here: MIAMI issues its members a courtesy feed, so the listing data itself does not carry the monthly cost it does in most markets. That is a member benefit you already have, and it belongs to you rather than to a vendor reselling it back.
